What are surplus Fund?

Surplus funds are the excess funds or proceeds left over from a tax or mortgage foreclosure auction. When a property is purchased at auction, the lien holder is only entitled to what is owed on the property. Any excess or leftover money legally belongs to the previous homeowner.

If the purchase price at a foreclosure sale exceeds the borrowers loan balance or taxes owed, this extra amount is referred to as “Surplus Funds”.
